RentStable NYC provides free email alerts for rent-stabilized apartment listings in New York City. We scan publicly available rental listing websites and cross-reference results against the official NYC DHCR (Division of Housing and Community Renewal) Rent-Stabilized Building Database. We are not a real estate broker, agent, or listing service.
You must be at least 18 years of age to use this Service. By using the Service, you represent and warrant that you are 18 or older and have the legal capacity to enter into these Terms.

Always verify rent-stabilization status directly with the landlord and through official NYC DHCR channels before signing any lease.
The Service is provided "AS IS" and "AS AVAILABLE" without warranty of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or free of harmful components.
To the fullest extent permitted by applicable law, RentStable NYC and its creators, operators, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages — including lost housing opportunities, costs incurred in reliance on listing information, or loss of data — arising from your use of or inability to use the Service, even if advised of the possibility of such damages.
Our total liability to you for any claim arising under these Terms shall not exceed the greater of $10 USD or the amounts paid by you to us in the twelve months preceding the claim (which is $0 for a free service).
Your use of RentStable NYC is also governed by our Privacy Policy, which is incorporated into these Terms by reference. We collect and use your email and alert preferences solely to deliver the Service. We do not sell your personal data.

Errors or omissions in third-party data may affect our results. RentStable NYC is not responsible for the content, accuracy, or availability of any external data source.
You may unsubscribe from alerts at any time by clicking the one-click unsubscribe link included in every email, or by visiting your personalized preferences page. Unsubscribes are processed immediately. To request permanent deletion of your data, contact us at alerts@rentstablenyc.com.
All content, design, code, and branding associated with RentStable NYC is the property of its creators and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from any part of the Service without our express written consent.
We reserve the right to modify, suspend, or discontinue the Service (or any part thereof) at any time, with or without notice. We will not be liable to you or any third party for any modification, suspension, or discontinuation of the Service.
These Terms of Use are governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the courts of New York County, New York.
